Modern Methods of Construction standardised floor plans

The benefits of Modern Methods of Construction (MMC) are enabled through standardised design elements and plans.

QBuild has developed a range of studio, 1, 2, 3 and 4-bedroom standardised housing floor plans. These designs are suitable for detached and duplexed single storey, affordable and keyworker MMC homes funded or delivered by the Queensland Government.

The standardised plans are all based on the QBuild and Office of the Queensland Government Architect (OQGA) spatial ‘Kit of Parts’ which define the minimum dimension and functional requirements for spaces included in each house design.

The standardised plans are available online as a shared MMC resource.

On request, these designs can be adapted to meet different customer needs and will be expanded to include 2 to 6-storey townhouse and apartment style ‘missing middle’ MMC homes in 2024.

These designs will be updated annually following Post Occupancy Evaluations (POEs), together with industry and customer feedback.

  • Architecturally designed based on a spatial ‘kit of parts’ approach

  • Compliance with National Construction Code (NCC) 2022 including the Modern Home standards
  • Includes step free thresholds to all external doors (exceeds NCC 2022)
  • LHDG Silver with LHDG Gold level accessibility capability with wider door and hallway widths and wet area layouts (exceeds NCC 2022)
  • Steel or timber frame volumetric builds available

Purpose of this shared MMC resource

  • To enable client groups to quickly access a pipeline of well-designed and standardised MMC housing designs managed by QBuild on behalf of the Queensland Government
  • To assist in early site planning, due diligence, budgeting and approval processes
  • To create reference designs (minimum design requirements) for tenders involving our current MMC manufacturing partners
  • To create reference designs (minimum design requirements) for the onboarding of future MMC manufacturing partners.
  • To encourage industry innovation to enhance design and product solutions for inclusions in future programs and design updates

Other MMC designs

Where the current standardised designs may not meet specific needs, QBuild with the OQGA can create reference designs (minimum design requirements) to meet the diverse housing needs of our customer groups.  These reference designs will use a standardised ‘kit of parts’ approach.

The MMC program will expand to include other building types funded or delivered by the Queensland Government.
